Check the following documents,
1. Search report( it tells you history of that land )
2. check for bank loan i.e. already loan is taken on that land or what.
3.Check for collector N.A.
4. Check that land is owned by single person or multiple.
5.property tax is paid or not.
6. NOC from bank if land was mortgaged.
7.NOC from society if land is belong to society.
